Module · Valuation from notarial deeds

The problem
Owners price their flat by the neighbour's listing, and a listing is only what someone hopes to get. Without deed prices the agent loses the price conversation before it starts.

What it does
Residential transactions from the public price register. The search widens until there are enough comparables.

Floor and lift, condition, building type and age, balcony, terrace, garden, cellar and parking. Every adjustment is shown separately.
Comparables indexed to today using quarterly medians. The result is a transaction price, a range and a suggested asking price.

Three pages: result and parameters, map and comparables table, local price chart with the method explained.
Who it is for
For agents before a listing meeting or a price reduction talk, and for owners who want the team to discuss price with data.
